If you are trying to sell your home and your photos are not thumb stopping during the scroll, then you will be holding onto your home for a lot longer than you may like. When taking pictures, it's all about the details. All of the details.
First and foremost, make sure to hire an agent who ONLY uses a professional photographer with a CAMERA, not just a smartphone.
Make sure there is as much natural light as possible is coming into the house.
Begin packing up your things now and place them in neat boxes in the garage, basement or storage facility. (Plus this will mean there is less to do on moving day) Closets, kitchen cupboards and cabinets are the most often looked over, and they are INDEED the most often OPENED by buyers. Having too many items in the closets and cabinets when they are photographed can stop people from even wanting to see your home in person.
Change all of the curtains to white sheers. (this includes the bathroom shower curtain(s)) They don't have to be fancy or expensive.
Paint the walls a neutral color from the entry way and on through to the living room and kitchen areas. Having them one solid color will ensure easy viewing with seamless sight lines. (Also, make sure there are no stains on the walls. Invest in a Magic Eraser (R) and put a little elbow grease into it).
Replace all of your light bulbs at the time with the same wattage and color bulbs.
All of these items above are part of what I call the Under 500 list. Basically, all of these can be done for under $500 (along with a few other things) and can in many cases increase your asking and sales price by $5,000! (that's a pretty good return on your investment if you ask me)
More Light + Better Photos = More Money
**My complete Under 500 list blog post will be posted soon! Keep your eyes peeled.
